Follow up call script after a property viewing
What to say after a property viewing: when to call, questions that uncover real objections, and scripts for interested, unsure and not interested buyers.

The viewing is not the end of the sale. It is where the real conversation starts. Buyers often leave with questions or doubts they did not say out loud. A good follow up call, made at the right time, brings those out so you can answer them, suggest alternatives, or move to an offer.
When to follow up
Call the same evening or the next day, while the viewing is fresh. Waiting a week lets doubts grow and other agents step in.
Questions that uncover real objections
- What did you like most about the unit?
- Was there anything that did not feel right?
- How does it compare with the other places you have seen?
- If we could solve that concern, would you consider making an offer?
Scripts by reaction
Interested buyer
Agent: Hi Mr Raj, thanks for coming today. What did you think of the unit?
Buyer: We liked it, the layout is good.
Agent: Great to hear. Anything that would stop you from moving ahead?
Buyer: Just the price.
Agent: Understood. If you are comfortable, I can present an offer to the owner. What figure would you consider?
Unsure buyer
Buyer: We are still thinking.
Agent: Of course. Is there something specific you are weighing up, like the location, the condition or the price?
Not interested
Buyer: I do not think it suits us.
Agent: Thank you for being honest. What was missing? That helps me find something better for you.
Record the objections
Write down every objection: price, size, facing, noise, condition or travel time. After a few viewings you will see patterns, and you can share useful feedback with the owner or adjust what you show next.
- Called within 24 hours of the viewing.
- Asked what they liked and what did not feel right.
- Recorded objections.
- Agreed a next step: offer, second viewing or alternatives.
How to present an offer after the call
When a buyer names a figure, confirm the details before you contact the owner: the price, the booking fee, any conditions such as loan approval, and the proposed completion timing. Repeat these back to the buyer and send them in writing. A clear offer is taken more seriously by owners and avoids disputes later.
Following up unsure buyers
Unsure buyers need information, not pressure. Offer a second viewing at a different time of day, send comparable units, or share recent transacted prices so they can judge value. Agree when you will check in again.
Frequently asked questions
How soon after a viewing should I follow up?
The same evening or the next day, while the property is fresh in their mind.
What if the buyer does not answer after the viewing?
Send a short WhatsApp asking what they thought, then call again the following day at a different time.
How do I handle a price objection?
Ask what price they would consider and why, then share recent comparable prices. If there is a real gap, ask whether they want you to present an offer.
