Real estate cold calling scripts for Malaysian property agents

Ready to use call scripts for Malaysian property agents: new enquiries, busy leads, not interested, already bought, who is calling and closing with a next step.

Published 2026-09-23. Updated 2026-09-23.

A good calling script is not something you read word for word. It is a structure that keeps you calm, gets to the point quickly and ends with a clear next step. Below are scripts for the situations Malaysian property agents face every day: calling a new enquiry, a busy lead, a lead who is not interested, a lead who already bought, and cold calling a property owner. Adapt the names and details, practise them out loud, and keep them short.

The structure behind every good property call

  • Who you are and why you are calling, in one sentence.
  • Permission: ask whether now is a good time.
  • One or two questions that matter for the next step.
  • A clear choice of next steps, such as a viewing time or sending details on WhatsApp.
  • A polite close that confirms what happens next.

Script 1: calling a new enquiry

Example New enquiry from a listing portal

Agent: Hi, is this Ms Lim? This is Daniel from Harmony Properties. You enquired about the terrace house in Setia Alam yesterday. Is now okay for a quick two minutes?

Lead: Okay, can.

Agent: Thanks. Is this for your own stay or for investment?

Lead: Own stay.

Agent: Noted. Are you looking at Setia Alam only, or also nearby areas like Shah Alam?

Lead: Setia Alam or Klang also okay.

Agent: Great. I can show you this unit and one more in Klang on Saturday. Is morning or afternoon better?

Script 2: the lead says they are busy

Do not push. Ask for a better time, confirm it, and call exactly then.

Example Busy lead

Lead: Sorry, I am busy now.

Agent: No problem at all. Would later today after 6pm or tomorrow at lunchtime be better?

Lead: Tomorrow lunchtime.

Agent: Okay, I will call you tomorrow at 12.30. I will also WhatsApp you the details so you can look first. Thank you.

Script 3: the lead is not interested

Find out why, politely. The reason tells you whether to stop or to offer something better suited.

Example Not interested

Lead: I am not interested anymore.

Agent: Thank you for telling me. May I ask, is it the price, the location, or you have decided not to move for now?

Lead: Price is too high.

Agent: That makes sense. If I find something similar within your budget, would you like me to WhatsApp it to you? What budget would be comfortable?

If they say they simply want no more calls, thank them, confirm you will not call again, and record it.

Script 4: the lead already bought or rented elsewhere

Example Already found a property

Lead: I already bought one, sorry.

Agent: Congratulations, that is great news. Where did you end up buying?

Lead: In Puchong.

Agent: Very nice area. If you ever need help renting it out or selling in the future, or a friend is looking, I am happy to help. Can I keep your number for that?

Script 5: the lead asks who is calling or how you got their number

Be direct and honest. Evasive answers destroy trust immediately.

Example Who is calling

Lead: Who is this? How did you get my number?

Agent: This is Daniel, a real estate negotiator with Harmony Properties. You left your number on the enquiry form for the Setia Alam listing on Monday. If you prefer, I can stop calling.

Script 6: cold calling a property owner

Cold calling owners to find listings is common but needs extra care: be clear, be brief and respect a no. Only call numbers you are allowed to use, and never pretend to have a buyer you do not have.

Example Owner prospecting call

Agent: Hi, is this the owner of the unit at Residensi Bayu? My name is Farah from Kiara Homes. I work with buyers and tenants in this building. Are you planning to sell or rent out the unit this year?

Owner: Maybe rent out, not sure yet.

Agent: Understood. Recent rentals in the building have been in a similar range to yours. Would it help if I WhatsApp you a short summary of recent rentals so you can decide?

Closing every call with a next step

Strong closing lines
SituationClose with
Lead is interestedWould Saturday 10am or Sunday 3pm work for the viewing?
Lead wants more informationI will WhatsApp you the floor plan now. Can I call you Thursday evening to hear what you think?
Lead is unsureWould it help if I send two other options in your budget first?
Lead is busyI will call you tomorrow at 12.30 as agreed.

Tips to sound natural

  • Use the lead’s name and the specific listing in the first sentence.
  • Mix in normal Malaysian English. Stiff, formal language sounds like a call centre.
  • Ask one question at a time and wait for the answer.
  • Smile while you talk. It changes your tone.
  • Switch to Bahasa Melayu or Mandarin if the lead prefers. See our Malay and Mandarin scripts.

If you want these first calls made for you, an AI phone agent such as Lebah.io can use this same structure: it greets the lead, asks your questions, handles busy and not interested answers, and hands you a summary with the next step.

Frequently asked questions

Should I read a script word for word?

No. Learn the structure and the key lines, then speak naturally. Reading sounds robotic and makes leads end the call faster.

How long should a property follow up call be?

The first call should be two to three minutes. Longer conversations belong to viewings or later calls once the lead is engaged.

Is cold calling property owners allowed in Malaysia?

Only call numbers you are allowed to use, introduce yourself honestly and stop when asked. Check the personal data rules and your agency policy before any prospecting campaign.
