Calling scripts

A Mandarin property enquiry call script

A natural Mandarin call script for Malaysian property agents: greeting, qualifying questions, busy and not interested replies, with pinyin free English notes.

Published 2026-09-23. Updated 2026-09-23.

Many buyers and tenants in Malaysia prefer to speak Mandarin, especially for important decisions like buying a home. A short, polite Mandarin call helps them feel comfortable. The script below uses natural Malaysian Mandarin, with English notes explaining each step.

Call structure

  • Introduce yourself and mention the listing they asked about.
  • Ask whether it is a good time.
  • Ask about purpose, budget and timing.
  • Offer a clear next step.

Script for a new enquiry

Example First call in Mandarin

Agent: 你好,请问是陈先生吗?我是 Harmony Properties 的 Daniel。你昨天有问 Puchong 那间三房公寓,现在方便讲两分钟吗?

Lead: 可以。

Agent: 谢谢。请问是自住还是投资?

Lead: 自住。

Agent: 好的。预算大概多少?

Lead: 大概六十万左右。

Agent: 明白。这个星期六方便来看房吗?还是我先 WhatsApp 你平面图?

If the lead is busy

Example Busy lead

Lead: 我现在有点忙。

Agent: 没问题。那我今天晚上还是明天中午打给你比较方便?

If the lead is not interested

Example Not interested

Lead: 我已经没有兴趣了。

Agent: 谢谢你告诉我。可以问一下是价钱、地点,还是已经找到其他的了?

Tips

  • Keep a friendly, relaxed tone. Malaysian Mandarin often mixes in English property terms like condo or booking fee, which is fine.
  • Confirm numbers such as price and time clearly, and repeat them back.
  • Switch languages if the lead prefers.

Closing the call

Example Closing in Mandarin

Agent: 好的陈先生,我现在 WhatsApp 你平面图和地点。那我们星期六早上十点在 guardhouse 见,谢谢你。

If the lead asks who is calling

Example Who is calling, in Mandarin

Lead: 你是谁?怎么有我的号码?

Agent: 我是 Harmony Properties 的房地产经纪 Daniel。你之前在网上询问 Puchong 那间公寓时留了号码。如果你不方便,我就不再打扰。

English guide to the Mandarin script

The Mandarin script follows the same structure as the English scripts: greet the lead by surname and title, mention the listing, ask permission, ask about purpose and budget, then offer a viewing or to send the floor plan. Use Xiansheng for men and Xiaojie or Taitai for women, following how they introduce themselves. Repeat prices and times back clearly, because numbers are easy to mishear on the phone.

Frequently asked questions

Should I use formal Mandarin?

Use polite but relaxed Malaysian Mandarin. Very formal language can sound distant, while too casual can sound unprofessional for a big purchase.

What if my Mandarin is not fluent?

Keep to short, simple sentences and switch to English or pass the lead to a colleague when the conversation becomes detailed.
